1. Scope 

These Terms & Conditions govern the rental of the furnished apartments (“Accommodation”) between the property owner (“Host”) and the guest (“Guest”).

2. Booking & Contract Conclusion 

A booking becomes legally binding once the Guest receives a written confirmation (email is sufficient) from the Host. By confirming the booking, the Guest accepts these Terms & Conditions. 

3. Prices & Payment 

All prices are stated in EUR unless otherwise specified. Payment terms (deposit, full payment, due dates) are communicated during the booking process. The Host reserves the right to cancel bookings if agreed payments are not made on time. 

4. Check-in & Check-out 

Check-in is available from 3:00 PM. Check-out must take place by 11:00 AM unless otherwise agreed. Late check-out without prior agreement may result in additional charges. 

5. Use of the Apartment 

The apartment may only be used by the number of guests stated in the booking confirmation. Subletting or transfer to third parties is not permitted. Guests agree to treat the property and its furnishings with care. 

6. House Rules 

Smoking inside the apartment is strictly prohibited. 

Parties and events are not allowed unless explicitly agreed. 

Guests must comply with local quiet hours regulations. 

7. Damage & Liability 

Guests are liable for any damage caused during their stay. The Host is not responsible for loss of personal belongings unless caused by gross negligence or intent. 

8. Cancellation Policy 

Cancellation terms (free cancellation period, cancellation fees, etc.) are defined at the time of booking. If the Guest cancels outside the agreed free cancellation period, cancellation fees may apply. 

9. Force Majeure 

The Host shall not be liable for circumstances beyond reasonable control (e.g., natural disasters, government restrictions). 

10. Governing Law 

These Terms & Conditions are governed by Austrian law. Place of jurisdiction is the competent court in Austria.
